Valescure · Golf courses, gardens and relaxed living

Selling a villa or apartment in Valescure.

Leafy gardens, beautifully renovated villas and apartments surrounded by greenery: Valescure offers a different way to enjoy Saint-Raphaël, around its golf courses and close to the Estérel. ACS Immobilier helps you understand what gives your property its value and prepare it for sale.

Golf courses, umbrella pines and a gentler pace of life

The Golf de Valescure and the Golf de l’Estérel, two distinct 18-hole courses, help shape the neighbourhood’s identity. Umbrella pines, gardens and leafy grounds create a residential setting in which nature plays a prominent part.

In our experience of the local market, Valescure is one of Saint-Raphaël’s sought-after areas. The properties we encounter here often have attractive gardens and generous grounds. Its appeal extends beyond golf: space, greenery and time spent in the garden or on the terrace are also part of its appeal.

A large neighbourhood with different settings

Valescure offers a variety of surroundings. Some properties sit among pine trees; others have open views towards the Estérel or across the town. We examine the actual outlook from the living areas and outdoor spaces, together with orientation, natural light and privacy.

Proximity to Avenue du Colonel Brooke and Avenue des Golfs can make getting around convenient. Depending on the property’s position, it can also bring traffic noise. The distance from the road, the orientation of terraces and conditions inside the home and in the garden help us assess this on site, without generalising about an entire avenue.

Avenue de Valescure closer to the town centre

As Avenue de Valescure approaches the town centre, the setting becomes more urban, with more large apartment buildings. Being closer to the centre may suit different everyday priorities from those of living around the golf courses. Apartments here deserve to be considered for their individual strengths: light, proportions, pleasant outdoor space or a convenient address.

We select comparisons that reflect this particular setting. The avenue’s name alone does not give an apartment the same characteristics as a residence within a park. For the more central addresses, explore our insight into Saint-Raphaël town centre.

Les Veyssières: villas in a natural setting

Les Veyssières shares the pleasant, green setting that contributes to Valescure’s appeal. The golf courses are nearby, although the area is distinct from their immediate surroundings. For a house or villa, this connection to its surroundings is part of the address’s appeal.

When preparing a sale, we aim to make these qualities tangible. A well-oriented terrace, an enjoyable garden or a good connection between indoor and outdoor spaces can all contribute to a property’s appeal. We examine these strengths carefully so that the presentation reflects the individual character of each home.

The property’s condition, access and any work required complete the assessment. At ACS Immobilier, proximity to the golf courses helps buyers understand the setting. The asking price is assessed against the home’s actual qualities and completed sales that offer meaningful points of comparison.

Renovated villas and gardens that contribute to value

Many villas in Valescure have been thoughtfully renovated. The quality of the improvements and their relationship with the outdoor spaces can transform the experience of an older home. When preparing a sale, we examine the work actually completed, the condition of its fixtures and equipment and the way the spaces connect.

Attractive grounds are also understood through their use: the role of the garden in everyday life, the privacy of terraces, the outlook from the house and the upkeep involved. Plot size becomes more meaningful when considered alongside these practical qualities. These are the features we aim to make clear to buyers from the property’s initial presentation.

A villa to renovate: considering the whole project

There are still homes to renovate, with attractive gardens and interesting potential. To position them for sale, we consider what the property could be worth after the works, taking account of its location and the intended standard of finish. We then examine how the purchase price fits with the work required and the project’s constraints.

A renovated villa advertised for sale provides a reference for the alternatives a buyer may consider. It does not establish that its asking price has been achieved. We distinguish asking prices from completed transactions and look for evidence relevant to your property. This approach allows us to explain its potential alongside the work still needed.

Apartments in attractive, leafy residences

Valescure also offers attractive apartment developments, sometimes set in extensive landscaped grounds, with swimming pools in many of those we encounter. They offer a green setting with different management and maintenance arrangements from those of a villa with a private garden.

To assess an apartment, we look at its position within the residence, natural light, the outlook from the terrace, privacy and noise levels. Floor level, lift access and parking complete the picture. Conditions can vary considerably between buildings and apartments within the same grounds.

We also prepare information on service charges, the maintenance of shared gardens and pools where applicable, and planned works to the development. This helps buyers understand both the amenities and the expenditure associated with them.

The Estérel nearby, for a life close to nature

Proximity to the Estérel’s routes and trails is part of the appeal of living in Valescure. The Péguières lakes walking route, with a starting point reached via Rue Jean Rostand from Avenue des Golfs, offers a tangible example. Walking opportunities and access should be considered from each individual address; being near the massif does not mean every property has a trail starting at its door.
